This 56-acre site lies on the edge of the Mole Valley District and within the Green Belt, in a highly sustainable location close to Gatwick Airport. It is owned by five principal landowners and was promoted through the planning process by B.Yond Homes.
B.Yond Homes prepared a scheme for 446 homes, comprising a mix of houses and apartments, with 45% delivered as affordable housing. In addition to residential development, the permission also includes a new community facility of up to 1,500 sq m and significant areas of public open space.
Although the initial planning application was refused at committee, an appeal was subsequently lodged and went undefended. The project required resolution of several complex issues, including oil pipelines crossing the site, contractual matters, discovery of a former army camp, and other servicing constraints.
After extensive negotiations, terms were agreed with Vistry. Subject to Reserved Matters approval from Mole Valley District Council, Vistry expects to commence works in late 2026, with the first homes anticipated to be completed and available by early summer 2027.
