Location: ‘Wheatlands’, Lagness Road, Runcton, Chichester
Client: Gleeson
The site extends to approximately 13 acres. We were instructed by the landowner in October 2023 to negotiate terms with a suitable promoter, with an agreement subsequently reached with Gleeson to bring the land forward for development. Pre-application discussions were then undertaken with the Local Authority, with an initial target of securing planning consent by April 2025.
Progress was temporarily delayed by the identification of a 1:100 tidal flood constraint, which reduced the projected capacity of the scheme from 109 to 92 homes, and by heritage considerations associated with the existing property on the site.
Despite these challenges, full planning permission was granted on 5 November 2025 for 92 homes, including 30% affordable housing—an excellent outcome delivered within the original programme.
The development will provide significant local benefits, including a children’s play area, a contribution towards improvements to the A27 junction, upgrades to public transport, a new footway and cycleway link to the local farm shop, funding for two ANPR cameras, and a contribution towards mitigation for the Chichester and Pagham Harbour SPAs.
This achievement is testament to the collaborative approach of all involved including the consultant team & landowner partners who provided their support and commitment throughout.
