AGAINST ALL ODDS, VERY SPECIAL CIRCUMSTANCES
Promotion commenced back in 2011 with the promotional agreement exchanging in 2012. As part of the promotional works, a drop-off area was set for the local school, BNG (Biodiversity Net Gain) areas included within the application, the percentage of social housing was increased to 50%, as well as providing G&T pitches.
The location is superb, on the edge of settlement being within easy walking distance of Dorking town centre.
A rollercoaster ride through the planning system, where at one point, the site was allocated within the local Plan, however with intervention from central government, this became a question mark.
A planning application was submitted and refused but consent was gained at appeal in December 2023 for a scheme of 144 units.
